Five building types, five different inspections
These communities don't share one profile, and the estimate reflects it. Cape Coral is dredge-and-fill ground with a high water table, so slab moisture leads. The elevated islands — Sanibel, Fort Myers Beach — combine rebuilt assemblies with unconditioned below-flood-elevation enclosures that hold humidity by design. North Fort Myers carries substantial manufactured housing, where belly wrap, underfloor ducts, and skirting airflow replace the attic-and-slab checklist entirely. Lehigh Acres is inland platted acreage where drainage rather than surge is the water story. Estero and the newer corridors are tight modern construction where the AC system is the whole moisture strategy.
